The article is devoted to the study of the macroeconomic approach to the
real estate market. The real estate market is an important component of national wealth, and
its functioning has a significant impact on the formation of the country's gross domestic
product. This necessitates the development of existing research, since in a period of
economic changes and instability it is important to understand how macroeconomic factors
affect the real estate market and with the help of which tools it is possible to achieve the
effective functioning of this market. The purpose of the study is to generalize the influence of
macroeconomic factors on the real estate market and to identify the main problems that must
be solved in order to achieve stable and balanced operation of this market. The research is
based on statistical data analysis, comparative approach, generalization of theoretical
approaches and research. An overview of the main studies on the problems of applying the
macroeconomic approach to the real estate market is presented. The summary of the main
